Tropical Weather & Hurricane Policy

Effective Date: October 7, 2026

Anasa is an outdoor hospitality experience, and changing weather is a natural part of staying with us. Most rain, thunderstorms, and ordinary weather conditions do not prevent us from operating.

Tropical storms and hurricanes, however, can create conditions that require additional precautions. Because our accommodations are located in a wooded outdoor setting, our decisions may consider not only the forecast track or category of a storm, but also wind, heavy rainfall, flooding, saturated ground, falling trees or limbs, tornado risk, power outages, road conditions, and our ability to safely host and assist guests.

Guest and staff safety will always take priority.

When Tropical Weather Is Being Monitored

When a named tropical system could potentially affect North Florida, Anasa will monitor forecasts and guidance from the National Hurricane Center, National Weather Service, state and local emergency management officials, and other appropriate authorities.

The existence of a tropical storm or hurricane does not automatically mean that Anasa will close or that reservations will be canceled.

When appropriate, we will communicate directly with guests whose upcoming stays could reasonably be affected and provide updates as conditions become clearer.

Flexible Rescheduling During a Tropical Weather Threat

If a tropical system presents a meaningful possibility of affecting Anasa or travel to the property, Anasa may offer guests the opportunity to move their reservation to another available date without a change or cancellation fee.

Any additional cost resulting from choosing higher-priced dates or accommodations will remain the guest’s responsibility.

Offering flexible rescheduling does not necessarily mean that Anasa has determined conditions will be unsafe or that the property will close.

If Anasa Remains Open

If Anasa determines that conditions are reasonably safe for guests and the property remains open, our standard Cancellation & Changes Policy applies to guest-initiated cancellations.

A named storm, forecast uncertainty, rain, thunderstorms, or a storm affecting another part of Florida does not by itself entitle a reservation to a refund.

Whenever circumstances allow, we will try to provide additional flexibility to guests whose travel may be significantly affected by tropical weather.

If Anasa Determines It Is Unsafe to Host Guests

Anasa may delay check-in, close the property, shorten a stay, or cancel a reservation whenever we reasonably determine that weather or site conditions could compromise the safety of our guests or staff.

We do not require a hurricane warning, evacuation order, or government-mandated closure before making this decision.

If Anasa cancels a reservation before check-in because we determine it is unsafe to host the stay, guests may choose either:

  • A full refund of all amounts paid, with no cancellation fee; or
  • A credit for the full amount paid toward a future Anasa stay.

Refunds will be returned to the original payment method used for the reservation.

Evacuation Orders and Government Restrictions

Anasa will comply with applicable evacuation orders, emergency orders, road closures, and other directives from government and emergency-management authorities.

If an evacuation order or government restriction prevents Anasa from safely hosting a reservation, the reservation will be canceled and guests may choose a full refund or future stay credit.

Weather Conditions During a Stay

Weather conditions can change quickly.

If conditions deteriorate during a stay and Anasa determines that remaining on the property is no longer reasonably safe, guests may be required to leave the property.

If Anasa ends a stay early for safety reasons, guests will receive a prorated refund for unused nights or, at the guest’s option, an equivalent credit toward a future stay.

The $25 cancellation fee does not apply when Anasa ends a stay because of unsafe conditions.

Voluntary Early Departure

If Anasa remains open and determines that conditions are reasonably safe, but a guest chooses to leave early because of weather concerns, unused nights are not automatically eligible for a refund.

We will consider extraordinary circumstances individually and may offer a future stay credit at our discretion.

Travel Disruptions

Tropical weather can affect areas far beyond Anasa and may result in flight cancellations, road closures, fuel shortages, or other travel disruptions.

If Anasa remains open but a guest cannot reasonably reach the property because of significant storm-related travel disruptions, please contact us as soon as possible. We will work with the guest to determine whether rescheduling or another accommodation is appropriate.

Reopening After a Storm

After significant tropical weather, Anasa may remain closed until we have had an opportunity to inspect the property and determine that accommodations, trees, utilities, roads, and guest areas are reasonably safe.

A storm having passed the property does not necessarily mean that Anasa can immediately reopen.

Guests with upcoming reservations will be contacted as soon as we determine whether their stays can proceed.

Relationship to Our Cancellation Policy

This Tropical Weather & Hurricane Policy supplements Anasa’s standard Cancellation & Changes Policy.

For ordinary guest-initiated cancellations, the standard cancellation policy applies. When Anasa cancels or ends a stay because we determine conditions are unsafe, the refund and credit provisions of this Tropical Weather & Hurricane Policy apply instead.

Reservations are governed by the policies in effect at the time the reservation is confirmed. Anasa may update this policy for future reservations as our operations evolve.
